This Saturday, November 11th, is when we take time to honor the veterans and soldiers of this country who have made great sacrifices to protect the citizens and ideologies of America. On this day in 1919, President Woodrow Wilson issued a message to his countrymen on the first Armistice Day expressing his pride and respect for the American soldiers who fought for victory in World War I. On June 1st, 1945, Veterans Day became an official holiday to honor all members of the military.
On Saturday, numerous events will be held to celebrate veterans and those actively in service. I have put together a list of how various venues will honor Veterans Day:


Broward County

Nov. 11


Lauderdale-By-The-Sea Veteran’s Day Ceremony, 10 a.m., Town Hall, 4501 N. Ocean Drive, Lauderdale-By-The-Sea. Patriotic music, honor guards and refreshments.


Boynton Beach Veterans Day, 10 a.m., Boynton Veterans Memorial, 411 N. Federal Highway, Boynton Beach. Ceremonies start at 10 a.m. and close with Taps at 11 a.m. sharp. Celebrating veterans from many wars since World War II, Korea, Desert Storm as well as Iraq and Afghanistan.


Tamarac Veteran’s Day Ceremony, 10:30 a.m., Veterans’ Memorial Park, 7825 Southgate Blvd.


Wilton Manors Veterans Day Ceremony, 11 a.m., Hagen Park Community Center, 2020 Wilton Drive. Listen to readings of stories and letters from soldiers in each of the U.S. wars.


Miramar Veterans’ Day Ceremony, 11 a.m., Miramar’s Veterans Park, Southwest 64th Avenue and 33rd Street. Presentations from the Miramar High School JROTC and Miramar’s Police and Fire Honor Guards.


City of Fort Lauderdale and The American Legion Post 36, 11 a.m., Sandy Ninninger Statue located on RiverWalk in Downtown Fort Lauderdale. Immediately following, there will be barbecue at Post Headquarters, 1600 Marina Blvd., Fort Lauderdale.


Hollywood Veterans Day Barbecue, Noon-3 p.m., TY Park, Corporate Pavilion #12, 3300 N. Park Road. Featuring a banner plane fly-over with a message of thanks to Veterans and a Map of Service to honor our local service heroes. Prizes will be raffled off. Event capacity is 500 people. Military ID required for entrance into the barbecue and free entrance into the park.


Pembroke Pines Veterans Day Ceremony, noon, City of Pembroke Pines Memorial Park, 601 City Center Way, Pembroke Pines. The annual ceremony honors members of the United States Military with the presentation of colors by the Pembroke Pines Police and Fire Department Honor Guard, guest speakers from the United States Southern Command, patriotic music played by band students from the Pembroke Pines Charter Middle School West Campus, and lunch for veterans and guests.


Broward County Libraries will be open normal hours: 10 a.m.-6 p.m., and many branches are hosting special programs, including:
-- Veterans Day Storytime, 11-11:45 a.m., Hallandale Beach Branch, 300 S. Federal Highway, Hallandale.


-- Veterans: your community thanks you, 11 a.m.-12:30 p.m., Southwest Regional Library, 16835 Sheridan Street, Pembroke Pines. The 2017 Fort Lauderdale International Boat Show has Officially Set Sail!

It’s my favorite time of year, when boat enthusiasts from all over the world travel to Fort Lauderdale, the Venice of America, to admire some of the most amazing yachts and watercrafts the world has ever seen! Spanning more than 3 million square feet across seven locations, including Bahia Mar Fort Lauderdale Beach Hotel & Yachting Center, the Hall of Fame Marina, Las Olas Municipal Marina, Hilton Fort Lauderdale Marina, Sails Marina, Hyatt Regency Pier 66 Marina, and the Greater Fort Lauderdale/Broward County Convention Center, the 58th Annual Fort Lauderdale International Boat Show is sure to be iconic!

One big question surrounding the boat show this year, taking place November 1-5, is if attendance and sales will be affected by Hurricane Irma. At this point, the answer seems to be a resounding no, as the five day extravaganza is planned to draw over 150,000 attendees. Additionally, early indicators show that consumer confidence is high and 2017 has already been a strong year for boat sales. In fact, online ticket sales for the show are already 16% ahead from last year, and changes have had to be made to the show because some boats have now been sold! All of this, combined with the fact that people will be looking to replace boats damaged or destroyed by Hurricane Irma, provide strong evidence that this year’s show will provide quite the boost to the South Florida economy.

This year’s show will feature about 1,600 boats and 1,400 exhibitors from more than 40 countries. Over $4 billion will be showcased in various watercrafts including small vessels, yachts, high-performance boats, center consoles, cabin and express cruisers, catamarans, ski boats, trawlers, electronics, marine accessories, and of course, the multimillion dollar superyachts that always steal the show! Several enhancements have been made to the show this year in an effort to improve attendee experience. This includes a mile of new floating docks, new “cushy” waterproof flooring in most exhibition tents, and new electrical equipment. To help visitors navigate the thousands of boats at such a huge show, directional signage has been affixed to metallic totem poles and color-coded zones added as well. Finally, new digital software now enables visitors to print a downloadable “walking list” of exhibitors and products.

Grab your family and take part in one of the coolest Fort Lauderdale traditions! Expect to pay between $8 and $10 at various lots. Water taxis will also be running from 9 am- 9 pm through the week and until 8 pm on Sunday. Buses, shuttles, and the Sun Trolley are also available.

The Top Ten Things to Know about Home Sales

It is one of life’s necessary evils: in most situations, when a profit is made the government has the ability to place a tax on it. This rule also applies to home sales. However, I would like to let my clients in on a little secret. If you sell your home, you may NOT have to pay taxes after all! Keep these ten facts in mind if you plan to sell your home this year. They may save you some money!

1.Is this Your First Time Buying a Home? You May get a Credit:

With all the recent talk of millennials now becoming first-time homebuyers, I found this point especially interesting. If you claimed the first-time homebuyer credit when you bought your home, different rules may apply to the sale. Click here for more information.

2.Home Sold at a Loss:

If your home is sold at a loss that loss can’t be deducted on your tax return.

3.Exclusion of Gain:

This one is a biggie. If you meet certain eligibility tests, you may be able to exclude part or all of the gain from the sale of your home. Some of these criteria include your use and ownership of the home. For example, you must have owned and used the property as your main home for at least two out of the five years before home was officially sold.

4.Look Out for Exceptions:

Exceptions may apply in regards to ownership, use, and other rules. Such exceptions include those with a disability, certain members of the military, and certain government and Peace Corps workers. Refer to this page for more information.

5.Sale May Not Need to be Reported

Gains that are not taxable do not need to be reported to the IRS on your tax return.

6.But if You MUST Report the Sale…

You must report the sale on your tax return if all or part of the gain can’t be excluded. Additionally, the sale must be reported if you choose to not claim the exclusion or if you get Form 1099-S, Proceeds From Real Estate Transactions. Get more information from the IRS by clicking here.

7.Exclusion Limit:

The most gain that can be excluded from tax is $250,000, with the limit being $500,000 for joint returns. The Net Investment Income Tax does not apply to excluded gain.

8.Exclusion Frequency Limit:

Typically, gains from the sale of your main home may be excluded only once every two years. Some exceptions may apply.

9.Is it Your Main Home?

Only a main home qualifies for any potential exclusions of gain. If you own more than one home, your main home would be considered the one where you spend the most time.

10.Make Sure to Report Your Address Change

Once you have moved into your new home, you must update the address with the IRS using this form. Also remember to update your new address with the Health Insurance Marketplace if this is where you purchased your current health insurance plan.

Interesting fact: According to the National Taxpayers Union, between 30-60% of taxable property in the U.S. is over-assessed. Even more alarming, it’s usually the middle income taxpayers’ properties that are most often over-assessed, yet fewer than 5% challenge the assessment.

I strive to provide homeowners and future homeowners with useful information that will benefit them in their everyday lives. In this blog, I outline the steps needed to file a property tax appeal and ultimately win. Use this knowledge to keep both your mind and wallet happy!

Step 1: Be Informed! Familiarize Yourself with the Appeal Process in Your State

This sets the foundation for how the rest of the process will flow. Every state has different deadlines, procedures, and protocol when filing an appeal, so it is important to gather as much information as possible before you embark on this journey.

Step 2: Weigh the Costs

As with most things in life, filing a property tax appeal is not free. Homeowners can expect to pay anywhere from $300 to $750 for an appeal based on a variety of factors, such as complexity of the project, the market, and the appraiser’s experience level. Additionally, if the appeal goes to the superior court, expect to pay a couple hundred dollars more.

Step 3: Keep EVERYTHING

Keep all assessment records and do your homework. Compare the records to your purchase price and comparable properties that have recently sold. Find out if your county has an online program where you can see the assessments on all of the properties in the county.

Step 4: Comply with All State Laws, Deadlines, and Procedures

To stay one step ahead of the game, make sure you contact local taxing authorities in advance of the deadline for appeals and be prepared to present all necessary documentation. Remember that the time frame to appeal is brief, anywhere from 15 to 45 days from the assessment date. Also, chances are you will only get 1 shot per year to file your property tax appeal, so make sure you’re ready!

Step 5: Work Outside the System

Homeowners can improve their chances of appealing their property tax assessment by hiring a certified independent appraiser. Having a third-party expert provide a credible, reliable opinion of the home’s value can help when it’s time to present the appraisal report to the local assessor. And since the end goal is to win, every tool in your arsenal helps!

As you can see, the monthly deductible of homeowners/condo insurance is much more affordable than fixing major home repairs, which can easily cost thousands of dollars. Wouldn’t you prefer only having to file a claim in an already stressful situation than also worrying about the financial burden?

It Might be Required: For homeowners who pay a mortgage, it should come as no surprise that some lenders require buyers to invest in homeowners insurance to ensure that their financial investment is adequately protected should the unthinkable happen. In fact, if their client does NOT have homeowners insurance, the lenders is allowed to buy it themselves and charge you for the cost, according to the Consumer Financial Protection Bureau. Take that power back into your own hands, and pick a homeowners policy within your budget and with the coverage of your choosing.

It can Offer Protection Beyond Your Home: For the most part, homeowners/condo insurance typically extends to more than just damage to your physical property. Take a look at the additional protection a homeowner’s policy can provide:

It’s the once in a lifetime event everyone is talking about. On Monday, August 21, all of North America will be treated to an eclipse of the sun, the first time in 99 years that a total solar eclipse will be seen coast-to-coast. A truly spectacular sight, on Monday the moon will cross in front of the sun, leaving a 70-mile-wide strip of darkness from Oregon, across 14 states to South Carolina. According to experts, in Florida a full eclipse will not be visible, however a respectable partial eclipse, with 80 % of the sun being covered, can be expected.

While I would like to encourage everyone to head out Monday night and enjoy this unique experience, it is incredibly important to stay safe at the same time! Staring straight at a solar eclipse without eye protection can burn the cornea and retina of the eye, possibly causing permanent damage. The Stirling Road Library at 3151 Stirling Rd., in Hollywood, is hosting a Pre-Solar Eclipse Party, from 12 to 4 p.m. For more information, call 954-357-7550.

Four events on the day of the solar eclipse: Monday, Aug. 21
The Southwest Regional Library at 16835 Sheridan St., in Pembroke Pines is hosting a special event with access to telescopes, the NASA stream of the total eclipse and arts and crafts projects from 1 to 5 p.m. For more information, call 954-357-6580.

The Main Library at 100 S. Andrews Ave., in Fort Lauderdale will be hosting the Let's View the Solar Eclipse event from 1 to 5 p.m. For more information, call 954-357-7444.
